What to ask about a particular home
Put these in your note, or ask them when you walk the home. They’re the questions that decide whether one home works for you. The money questions are on what a summer here costs.
- Is it on the water, or a row or more back?
- Bedrooms, square feet, and the year it was built
- The asking price, and who is selling it
- The lot rent on its site, and what it covers
- What stays with the home: furniture, deck, shed
- The roof, the skirting and the heat tape: their age and condition
- The community rules you’d sign
- How long approval to live here usually takes
How buying here works
You buy the home. The ground under it stays with the community, and you pay a monthly lot rent for the site. Here’s the order things happen in.
The longer version, with the Michigan title step, is in the guide to buying a home in a mobile home park. For the cost side, see what a summer on Bass Lake costs. The community’s approval and a lender’s approval are two different yeses; the guide explains both.
Write in
Send a note, or email hello@sideolakemhc.com, and ask for the homes for sale.
Get directions and come see
We’ll write back with how to find us and a time to walk the homes.
Pick a home and agree on a price
Settle the price with the seller. Ask what’s included.
Apply with the community
Every buyer, cash buyers included, fills in the community’s online application, which includes a background check. Once you’re approved, you and the seller finish the sale.
Pay cash or line up a loan
If you’re financing, that’s a separate approval from a lender. How that works.
Close, and start your summer
The home is yours, and the lake is right there.
Thinking of bringing a home?
Ask first. Whether a home can come in depends on the site and the home itself, and the manager has the rules on age, size and setup.
Send a note and choose “Bringing a home here,” or email hello@sideolakemhc.com.
Prices, for context
Asking prices change over the summer, so they come with the list. For a sense of scale: one home here sold for $46,900 in April 2025 (public MLS sale record; history, not today’s price), and a cottage with its own frontage on the same lake sold for $277,000 in August 2026. What each price buys, line by line.
Send a note back.
